  • Ensure that all gas flues, vents and chimneys are safe and unblocked
  • Immediately investigate soot marks, smells, or damp spots around appliances
  • Respond to tenant concerns around gas odour or noise

5. Keep Accurate Service Records

A full maintenance and inspection log can protect you in the event of a dispute or inspection. Use digital systems where possible to document all visits, repairs, and certificates.

  • Up to 6 months imprisonment
  • Invalidated insurance policies
